Before you begin:

Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income. You agree to pay the security deposit and sign the lease within two business days following notification of approval. This deposit will hold the property until you are ready to take possession, no later than fourteen days from notification that you are qualified to lease the property.

Rental Qualifications:

  1. T. E. Johnson & Sons, Inc. will accept and process applications and lease units to any and all persons, regardless of race, creed, color, religion, sex, national origin, handicap, or familial status subject to all applicants meeting our requirements.

  2. To process the application, applicants must provide
    A) Picture ID
    B) Social Security Number or Tax Identification Number
    C) Proof of income
    D) Landlord Contact Information

  3. Income Requirements: Rent should not exceed approximately 25% of gross monthly income or four times the rent.

  4. Applicant(s) can be declined if credit information indicates unpaid judgements from previous landlord(s). A 650-credit score or above is important to our application approval process. It is not however our only criteria. Strong income and rental references may help counter poor credit in our approval process. If your credit is marginal but your income and rental record is strong, we may approve your application with special conditions, such as paying a higher security deposit.

  5. Felony convictions within the last 10 years, particularly drug, terrorism, prostitution, sex, weapons, and/or cruelty to animal related offenses as well as crimes against a person or property may be grounds for denial. Past or present registration as a “sex offender” may result in denial.

  6. Pets: A welcoming environment is paramount to all of our residents. To help ensure ALL of our residents understand our pet and animal-related policies, we use a third-party screening service and require EVERYONE to complete a profile (No Pet/Pet/Animal). This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability.
